Closing team
The people you will close with
Buying from abroad works when the right people are around the table. Here is who you will need, what each one does and what to ask. You meet them in person on your Discovery Weekend. I introduce; you choose.
- 01
Lawyer-notary
What they do
Searches the title at the property registry, checks the survey matches, prepares and notarizes the deed, and registers it. Your lawyer, not the seller's.
Ask them
Is the title clean? Where exactly will my deposit sit? What is your fee, in writing?
- 02
Bank
What they do
Opening an account and moving money onto the island. In my experience local banks do not lend to foreign buyers, so this is about accounts and transfers, not a mortgage.
Ask them
What do I need to open an account? How long does an incoming wire take, and what does it cost?
- 03
Insurer
What they do
Covers the home, including wind and storm. The details matter more than the premium.
Ask them
What is excluded? What is the deductible for a storm? What do you need from the house before you will cover it?
- 04
Surveyor
What they do
Confirms that the boundaries on the ground match the plan and the registry, before you commit.
Ask them
Do the markers on site match the plan? Is there anything on the line: a wall, a path, a neighbour's use?
- 05
Property manager
What they do
Looks after the home when you are away and, if you rent it out, runs the bookings and the upkeep.
Ask them
Can I see real statements from homes you manage? What do you charge, and what is included?
Meet them on your Discovery Weekend
Day 3 is for sitting down with these people, face to face, so you fly home with a team instead of a list of names.
Questions before you meet anyone?
Start with 20 minutes with me. I will tell you who you need for your purchase, and what to ask.
