Buyer questions

Should I rent on Roatan before I buy?

Usually, yes. A season in a rental, including the hot and rainy months, tells you which part of the island you actually like and what it costs to live here. It is the cheapest insurance against buying the wrong home, and I say that as the person who would sell it to you.

People are surprised when a real estate agent tells them to rent first. I tell them anyway, because I would rather sell you the right home in a year than the wrong one next month. I have watched buyers fall in love with a view in February, wire money in March, and discover in September that the hill is steep, the road floods, the neighbours run a bar, and the breeze they loved was a winter breeze.

Renting first answers questions a visit cannot. Which part of the island do you actually like living in, not visiting? West Bay and West End feel very different at seven in the morning and at eleven at night. Sandy Bay, French Harbour and the east end are different islands again. Do you want to walk to a restaurant, or do you want quiet and a car? How much of your day will you spend driving? What do groceries, electricity and a cleaner really cost for the way you live, not the way a brochure lives?

It also tests the hard months. If you can, be here for part of the hot season and the rainy season, not only the dry, cool weeks when everyone visits. If you still like it in September, you will like it. Many of the happiest owners I know did exactly that, and several of them bought something quite different from what they first had in mind.

How long? A full season is better than a week, and a few months is better than a season. Some people rent for a year while they watch the market and get their paperwork, their money plan and their lawyer in place. There is no rush. Good homes come up every year.

There is one more reason, and it is a quiet one. Renting here puts you inside the community. You meet the property managers, the builders, the insurer, the clinic, the people who will tell you which contractor shows up and which does not. By the time you buy, you are not a stranger in a strange place, you are a neighbour who happens to be buying.

I can help with the renting too. Blue Horizon Studios in West End, which I run, is one option among many, and I know the long-term rental market well enough to point you to others. The Discovery Weekend is the shorter version: three days of areas, homes and the people you will need, for those who already know they are coming.

What people usually do

  • Buyers rent for a season or longer, with some of it in the hot or rainy months.
  • They try two different areas rather than one, if they can.
  • They use the time to meet a lawyer, a property manager and an insurer, and to open their money plan at home.
  • Those on a tighter timeline do the Discovery Weekend instead, then come back to rent.
